72-HOUR MODEL UNIT TRANSFORMATION

FROM SELECTION TO FINAL INSTALLATION

The Sovereign at Regent Square

Located at The Sovereign at Regent Square in Houston, the 800-square-foot residence provided a contemporary architectural backdrop and expansive city views. The objective was to transform the unfurnished unit into a polished, welcoming, and fully realized interior ready for presentation—within an exceptionally compressed three-day timeframe.

THE CHALLENGE

The unit was empty and uninspiring, offering little connection to its target buyer. Our goal: transform a standard floor plan into a striking, market-ready experience in a weekend-long sprint.

The assignment required much more than final styling. Furniture, artwork, lighting, textiles and accessories had to be selected and purchased, coordinated for delivery, assembled, installed and styled within a single 72-hour window.

With no extended design-development period, decisions needed to be immediate and purposeful. Every piece had to work within the scale of the apartment, complement the existing finishes and contribute to a cohesive visual identity throughout the residence.

THE APPROACH

____

A restrained palette of soft neutrals, warm metallic finishes, dark woods, and selective color accents established continuity from room to room.

Clean-lined furniture complemented the contemporary architecture, while reflective surfaces, layered textiles, artwork and decorative objects introduced warmth and personality.

The staging was deliberately edited rather than heavily decorated. Scale, proportion and placement were used to define the individual spaces while preserving openness and allowing the city views to remain part of the interior experience.

THE RESULT

Within 72 hours, an unfurnished model unit became a complete residential environment—one in which furniture, artwork and decorative layers worked together to establish warmth, identity and a clear sense of place.

More than a staging exercise, the project became an exercise in decisiveness: understanding what the space needed, selecting accordingly, and bringing every element together within an unusually demanding timeframe.
